If you are looking for a Vastu consultant in Mumbai, you probably already have a flat, a lease or a loan. You are not building a bungalow on an open plot. You live on the 14th floor of a tower in Thane, or in a 1BHK in Andheri East, or in a redeveloped building in Dadar where the builder decided where the kitchen goes. That changes what useful Vastu advice looks like.
I'm Phoolchand Joshi. I have been reading kundlis and advising on Vastu for more than 15 years, fully online. Most of the Vastu questions I get from Mumbai are about direction: a main door that faces south, a kitchen in the north-east corner, a bedroom that never feels restful. This page explains how I approach Vastu for Mumbai homes and offices, what you can fix yourself, and what a Vastu consultation with me actually involves.
In short
- Who this is for: people in Mumbai, Thane and Navi Mumbai living in flats, renting, or running an office or shop.
- My approach: work with the layout you have. No advice to break walls or move a toilet.
- How it works: send your floor plan with north marked on WhatsApp, we talk it through, and you get a short list of changes.
- Cost: the first conversation is free. If a puja is suggested, the fee is ₹501 and you decide.
What Vastu Shastra means for a flat
Vastu Shastra is the traditional Indian study of how a living space is arranged: which direction rooms face, where water and fire sit, how light and air move through the home. The classical texts were written for houses built from the ground up, with a courtyard in the middle and land on every side.
A Mumbai flat is different. You share walls with neighbours, the builder fixed the plumbing lines, and the society has rules about what you can change. So I treat Vastu for flats as a question of use rather than construction. Which room do you sleep in? Which way does your head point at night? Where does the family sit together? Where is the mandir? These things you control, and they matter more than people expect.
The eight directions in simple words
| Direction | Traditionally linked with | What it usually means in a flat |
|---|---|---|
| North-east (Ishan) | Water, prayer, clarity | Good for the mandir, keep it light and uncluttered |
| East | Sunrise, health | Windows here are an asset, avoid blocking them |
| South-east (Agneya) | Fire | The preferred zone for the kitchen or stove |
| South | Stability | Heavier furniture, storage |
| South-west (Nairutya) | Earth, steadiness | The preferred zone for the main bedroom |
| West | Gains, completion | Children's room, dining |
| North-west (Vayavya) | Air, movement | Guest room, a good place for things that should come and go |
| North | Water, opportunity | Keep open, a good place for the cash locker facing north |
This table is a guide, not a rulebook. In my experience no Mumbai flat matches it fully, and it doesn't need to.
The Vastu problems I see most often in Mumbai homes
After years of looking at floor plans from Borivali to Belapur, a few problems come up again and again.
A south-facing or south-west main door
Many people are told a south-facing door is bad, and they panic. A south-facing entrance is common in Mumbai because buildings are planned around roads, not around Vastu. It is not a reason to sell the flat. What matters is how the entrance is kept. I usually suggest a clean, well-lit door, a proper nameplate, no broken shoes or dustbins outside, and a few simple corrections that I explain on the call depending on the exact angle.
A kitchen or toilet in the north-east
The north-east is traditionally the cleanest zone of the home, so a toilet there worries people. You cannot move a toilet in a society flat. What you can do is keep that area very clean, keep the door closed, avoid storing clutter there, and shift prayer and study activities to another suitable corner. For a kitchen in the north-east, the direction you face while cooking can often be adjusted.
A bedroom that never feels restful
In compact flats the main bedroom often ends up in the north-west or south-east. Before anyone suggests moving rooms, I look at where the bed is, which way the head points, whether there is a mirror facing the bed, and what is stored under it. Small changes here are free and you can try them the same night.
No space for a proper mandir
In a 1BHK the mandir often ends up on top of the fridge or inside a wardrobe. A small wall shelf in the north-east or east, kept clean and lit, works better than a large mandir squeezed into the wrong place.

Vastu for rented flats in Mumbai
A large part of Mumbai lives on rent, often on 11-month leave and licence agreements. If you are renting, you need Vastu advice that does not touch the structure and that you can take with you when you move.
For rented flats I focus on four things:
- Furniture placement. Bed, study table, sofa and locker positions are yours to choose.
- Use of rooms. Sometimes simply swapping which room is the bedroom and which is the study makes a difference.
- Light and clutter. Dark corners, broken items and piled-up boxes are the first thing to fix in any direction.
- Simple, removable remedies. Things that do not need a nail in the wall or the owner's permission.
What I won't tell you
I won't tell you to break a wall, shift a toilet or buy expensive pyramids and crystals. If a change needs construction, I will say so honestly and you can decide with your family and your society.
Vastu for buying a flat or moving into a new home
If you are about to buy or rent, the best time to talk is before you sign. Send me the floor plans of the two or three flats you are considering. I will tell you which layout has fewer issues and which issues are easy to live with. This saves a lot of worry later.
For a new home, many families also ask about griha pravesh timing. I can look at your kundli alongside the plan and suggest which periods look more supportive for the move. The actual date is your family's decision, based on your own panchang and practical needs like the possession date and school terms.
Vastu for offices and shops in Mumbai
Office Vastu in Mumbai is usually about a single room or a small rented unit in a commercial building, not a whole building. The questions are practical:
- Where should the owner or manager sit, and which way should they face?
- Where should the cash counter or locker be?
- Where should the entrance be kept open and welcoming?
- Is the reception area cluttered or dark?
For shops in markets like Crawford Market, Dadar or Ghatkopar, space is tight and the entrance usually faces the road, whatever direction that is. I focus on the counter, the display near the entrance and keeping the shop front clean and bright. For business timing questions, see my page on business astrology in Mumbai.

How a Vastu consultation with me works
Everything happens online, on WhatsApp, phone or video call. That suits Mumbai, where a home visit means coordinating with traffic, society security and everyone's work timings.
- Send your floor plan on WhatsApp. A builder's brochure plan, a hand sketch or a photo of the sale agreement plan all work. Mark north on it, or send a compass screenshot from the main door.
- Add a few photos. The main door from outside, the kitchen, the main bedroom and the mandir corner are usually enough.
- Tell me what is bothering you. Sleep, money, arguments at home, health of a family member, or just a feeling that the flat is not right. This tells me where to look first.
- We talk. I explain what I see in plain Hindi, Gujarati or English, room by room.
- You get a short list. Usually three to six changes, starting with the ones that cost nothing.
If your concern is personal, such as marriage or career, I may also look at your kundli. Vastu and your birth chart together give a fuller picture than either one alone.
What a Vastu consultation costs
The first conversation is free. Most Vastu changes I suggest, like moving the bed, clearing a corner or shifting the mandir, cost nothing. If I suggest a puja, its fee is ₹501, and I tell you this before anything is done. You can say no, and many people do. There is no pressure to buy yantras, crystals or gemstones.
A room-by-room Vastu checklist for Mumbai flats
You can walk through your flat with this list before we talk. It helps you notice things you stop seeing when you live with them every day.
Main door and entrance
- Is the door clean, without peeling paint or a broken handle?
- Is there light at the entrance in the evening?
- Are shoes kept in a closed rack, not piled at the door?
- Is a dustbin, broom or broken item kept right outside?
Living room
- Is the north or east side open, or blocked by heavy cupboards?
- Does the family sit facing east or north when they gather?
- Is the centre of the flat (the Brahmasthan) clear, or crowded with furniture?
Kitchen
- Which direction do you face while cooking?
- Are the stove and the sink right next to each other? Fire and water side by side is a common issue in compact kitchens, and a small gap or divider helps.
- Is the kitchen clean at night, or are dishes left overnight?
Bedroom
- Which way does your head point when you sleep? South or east is usually preferred. North is traditionally avoided.
- Is there a mirror facing the bed?
- Is the space under the bed full of old things?
Children's room and study
- Does the child face east or north while studying?
- Is the study table cluttered, or placed directly under a beam?
Bathroom and toilet
- Is the bathroom door kept closed?
- Are there leaking taps? Water leaks are treated as a sign of slow money loss in Vastu, and they're worth fixing anyway.
Balcony
- Is the balcony used as a storeroom? In many Mumbai flats it becomes a dump for old boxes. Clearing it lets in light and air, which is the point of most Vastu advice.
Vastu for 1BHK, 2BHK and 3BHK flats
1BHK: Space is the main constraint. I focus on bed direction, the stove direction, a small mandir shelf, and clearing clutter. Most improvements here are about how the single room is used.
2BHK: Usually the question is which bedroom should be the main bedroom. The south-west room is preferred for the head of the family. If the second bedroom is in the north-west, it suits guests or children who will later move out for study or work.
3BHK: There's more choice, so I look at the whole flow: where the family gathers, where the elders sleep, where work-from-home happens, and where the mandir can have its own space.
Colours and light
Vastu uses colours by direction, but in a rented flat or a society flat you may not be able to repaint. Light matters more than paint. A dark north-east corner, a windowless passage or a dim entrance should be lit well. Where you can choose colours, lighter shades usually work best in Mumbai's small, humid flats, which also keeps rooms feeling bigger.
Common Vastu myths I hear in Mumbai
"A south-facing flat is always unlucky." Plenty of families live well in south-facing flats. The rest of the layout and how the home is kept matter more.
"You must break walls for Vastu to work." Not in my practice. In a flat, use and placement come first.
"Vastu will fix everything." It won't. Vastu can make a home more comfortable and peaceful. It does not replace effort, a doctor, a lawyer or a financial adviser.
"More remedies are better." Too many remedies in one flat just create clutter. A few correct changes are enough.
Why people in Mumbai choose an online Vastu consultant
When you search for a Vastu consultant in Mumbai, you will find many people who charge for a site visit before saying anything useful. Online works well for flats because the floor plan carries most of the information. You also save half a day of coordinating a visit, and you can talk late at night after the family is asleep. I'm available 24x7.
I take calls from Andheri, Malad, Borivali, Mira Road, Dadar, Ghatkopar, Mulund, Chembur, Powai, South Mumbai, Thane, Kalyan, Vashi, Kharghar, Panvel and Vasai-Virar, and also from families living abroad who own a flat in Mumbai.
Frequently asked questions
Do you visit homes in Mumbai for Vastu?
No. My practice is fully online. A floor plan with north marked, a few photos and a phone or video call are enough for most flats and offices.
Can Vastu be done without breaking walls?
Yes. For flats I focus on how rooms are used, where furniture goes, light, clutter and simple removable remedies. I do not recommend demolition.
Is a south-facing flat bad according to Vastu?
Not by itself. A south-facing entrance is common in Mumbai. How the entrance is kept, and how the rest of the flat is arranged, matter more than the facing alone.
How much does a Vastu consultation cost?
The first conversation is free. Most changes I suggest cost nothing. If a puja is suggested, its fee is ₹501, and it is always your choice.
Can you check a flat before I buy it?
Yes, and that is the best time. Send the floor plans of the flats you are considering, and I will tell you which layout has fewer issues.
Do you give Vastu advice for offices and shops?
Yes. I look at seating direction, the cash counter or locker, the entrance and the general state of the space.
Will Vastu guarantee more money or better health?
No, and please be careful with anyone who promises that. Vastu can make your home calmer and better arranged. Health, money and legal matters still need the right professionals.
