Most flats in Thane's newer projects are well lit and well ventilated, which already helps from a Vastu point of view. The common issues I see are different from the older buildings of South Mumbai.

The main door faces the corridor, not the road

In a tower, the main door opens onto a lobby or corridor, and its direction depends on how the builder stacked the flats. If your entrance faces south or south-west, don't worry. Keep it clean and bright, put up a proper nameplate, and avoid a pile of shoes outside the door. I'll suggest simple corrections on the call based on the exact angle.

Open kitchens

Many new Thane flats have open or semi-open kitchens joined to the living room. The direction you face while cooking matters more than the exact corner the kitchen sits in. If the stove and the sink are right next to each other, a small gap or divider helps.

Balconies and decks

Larger flats often have a deck or an extra balcony. These usually end up as storerooms. Keeping the north and east balconies open and clean brings in morning light, which is the simplest Vastu improvement there is.

Buying before possession
