Is this the right time to buy a flat?
Navi Mumbai keeps growing, with new projects in Kharghar, Ulwe, Taloja and around Panvel. Many people are first-time buyers stretching their budget, and they want to know whether the period ahead supports a big purchase and a loan. I look at the 4th house (home and property), the 2nd and 11th houses (money), and the current dasha. Then I tell you honestly whether the period looks supportive or whether waiting a little makes sense. The financial decision itself should still be made with your bank and your CA.
Vastu for a sector flat
CIDCO's planning gives Navi Mumbai fairly regular sectors and wider roads, so many buildings face the road squarely in one of the main directions. That makes the main door direction easy to read, and the questions are then about the kitchen, the bedrooms and the mandir. For resale flats in older parts of Vashi or Nerul, the layout can be more compact, and I focus on how rooms are used and where furniture goes.
Marriage and kundli matching

Vastu for Navi Mumbai flats
Here are the issues I see most often in Navi Mumbai homes:
- A south-facing entrance in a road-facing building. Common, and not a reason to worry. Keep the entrance clean and well lit, and use a proper nameplate.
- The mandir squeezed into a corner of the kitchen. A small shelf in the north-east or east of the living room usually works better.
- The main bedroom in the north-west. Common in 2BHK layouts. The bed position and the direction your head points at night matter more than moving rooms.
- Balconies used as storerooms. Clearing the north and east balconies lets in light and air.
